Our home can accommodate up to 6 guests and features 3 bedrooms, 2 bathrooms, a fully equipped kitchen, and a cozy living room. The bedrooms are equipped with comfortable beds and ample storage space for your belongings. The bathrooms are clean and functional, with fresh towels and essentials provided. The kitchen is fully stocked with everything you need to cook a delicious meal, including a stove, oven, refrigerator, and all necessary utensils.
The living room is the perfect place to unwind or work remotely, it features a comfortable couch, a smart TV, and plenty of natural light. Our home also comes equipped with a washer and dryer for your convenience.
We also offer an optional cleaning service for an additional fee, which can be arranged on a bi-weekly or monthly basis, to ensure that you have a comfortable and clean living space during your stay. Additionally, our Aloha Retreat is also equipped with high-speed internet, so working professionals can easily stay connected with their colleagues and work remotely. With our 2 car garage and driveway, you’ll have ample parking space for your vehicles.
The house is located in a peaceful and quiet neighborhood in southeast Austin, away from the hustle and bustle of the city, yet still close enough to easily access all that Austin has to offer. It’s the perfect location for those looking for a peaceful retreat while still being able to explore the city. Our house is also conveniently located near I-35 and within 10 miles of several hospitals, making it easy for travel nurses to get to and from work.
We are always available to answer any questions and provide recommendations to make your stay as enjoyable as possible. Our Aloha Retreat is perfect for travel nurses who need a quiet and peaceful place to relax or work remotely after a long day or night of work. IDENTITY / RENTAL AGREEMENT / DEPOSIT:
In order to book this property, your identity on the booking platform must be verified (phone number, email, payment information and driver’s license). You will be asked to provide a photo of your driver’s license as well as sign a rental agreement and provide a security deposit within 24 hours of booking else reservation will be cancelled.
ENTRY:
Front door has an electronic keypad in which you will enter your personalized key code. Check in anytime after 4pm Central. Check out is at 10am Central. No late check-out or early check-in. If you arrive early or depart late, additional fees will incur.
INTERNET/CABLE:
Up to 400Mbps high speed wireless internet. Bring your own login for Netflix or other streaming services.
KITCHEN:
Stocked kitchen with refrigerator, stove, microwave, dishwasher, toaster, blender, pots, pans, cups, plates, utensils and Keurig coffee machine.
LAUNDRY:
Full size washer and dryer. Laundry detergent provided.
AMENITIES:
Our cleaning service provides start-up supplies including: paper towels, dish soap, dish washer soap, kitchen can liners, toilet paper, hand soap, and bathroom can liners. Depending on the length of your stay, you may need to purchase additional items when the initial supply runs out. Toiletries such as conditioner, toothpaste and floss are not provided.

If you sneak in a pet, we will ask you to leave and charge you a $500 fee.
You will be responsible for any damages made by your pet. The pet must be flea and tick free and current on prevention treatment.

REFUNDS:
We do not offer refunds for weather or natural disasters as well as power outages. We recommend the purchase of Travel Insurance for all planned vacations. Travel Insurance will protect your investment in the event of a weather event or personal circumstance.
WILDLIFE:
As hard as we try to prevent pests with a comprehensive pest control process and monthly treatments, there may still be visits from 0, 2, 4, 6, 8 and 100+ legged creatures (i.e. ants, wasps, bugs, etc) in the property. Please help prevent it by closing entry and back doors when not in use.

RENTAL AGREEMENT
This AGREEMENT applies to all members of the GUEST'S party no matter the age or affiliation. GUEST acknowledges that GUEST is responsible for sharing the renter agreement, and its requirements, with all members of the GUEST'S party and anyone else permitted onto the RENTAL PROPERTY by the GUEST.
Please read this Renter Agreement thoroughly. Any monies received by HOST for occupancy of short-term rental accommodation hereinafter referred to as “ACCOMMODATION” indicates the acceptance of the terms and conditions of this AGREEMENT. It is the responsibility of the GUEST(S) to be familiar with all policies within this agreement. This occupancy will be in the form of a Short-Term Lease only and does not constitute a permanent or primary residence or other tenancy.
In consideration of the rent received and the mutual promises contained herein, HOST of the RENTAL PROPERTY does hereby lease and rent to GUEST(S) such RENTAL PROPERTY under the following terms and conditions:
1. GUEST agrees to abide by all rules and regulations contained herein or posted on the premises related to the RENTAL PROPERTY. GUESTS obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the premises that GUEST uses. GUESTS agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation. GUEST'S breach of any duty contained in this paragraph shall be considered material and shall result in the termination of GUEST occupancy with no refund of any kind.
2. In no event shall the RENTAL PROPERTY be occupied by more persons than the capacity of the property as stated on the web site or the confirmation letter, without prior approval by HOST. No fraternities, school, civic, or other non-family groups are allowed unless HOST grants prior approval. In no event shall GUESTS assign or sublet the RENTAL PROPERTY in whole or in part. Violations of these rules are grounds for expedited eviction with no refund of any kind. GUESTS hereby acknowledge and grant specific permission to HOST to enter premises at any time for inspection purposes should HOST reasonably believe that GUESTS are causing or have caused any damage to RENTAL PROPERTY. GUEST further agrees to grant HOST access to RENTAL PROPERTY for purposes of maintenance and repair. If listed "For Sale", GUESTS agree to grant access by scheduled appointment upon notification.
3. GUESTS must obtain permission from the HOST to have pets on the RENTAL PROPERTY. If the pet is a service animal, the GUEST must provide documentation that the pet is actually a service animal. If permission is not given by the HOST, any pet(s) found in or about the RENTAL PROPERTY will be grounds for expedited eviction and forfeiture of all monies paid.
4. GUESTS must inform the HOST of their intention to bring children and the specific number. A child is defined as any person under the age of 18.
5. No refunds will be provided due to inoperable appliances, pools, hot tubs, elevators, etc. The HOST will make every reasonable effort to assure that such appliances will be and remain in good working order. No refunds will be given due to power blackouts, water shortage, flooding, snow, construction at adjacent properties, or mandatory evacuations of the area by county officials due to hurricanes or other potentially dangerous situations arising from acts of god or nature.
6. It is expected that major systems in and around the home will break down from time to time such as air conditioning, washer, dryer, refrigerator, etc. HOST will attempt to repair the problem as soon as possible upon notice by the GUEST. HOST assumes no liability to GUEST if such should occur as all products have a useful life and break down occasionally.
7. GUEST is responsible for all shipping costs for any Lost and Found items that HOST is requested to return to GUEST. Items found and not claimed within 30 days will be disposed of at the discretion of HOST.
8. If a hot tub or pool is provided at the RENTAL PROPERTY, it will be prepared and tested for proper and safe chemicals prior to or on the day of occupancy. Misuse of a hot tub or pool by the spilling of foreign substances into the pool, i.e. soap, shampoo, oils, glass or metal will result in a Service Call Charge at the sole discretion of HOST. Under no circumstances are pets allowed in pools or hot tubs. Violation of this provision shall be grounds for expedited eviction and forfeiture of all monies paid.
9. If linens or towels are rented from HOST or supplied with RENTAL PROPERTY, GUEST is responsible for lost or damaged items at the cost of two (2) times the published standard rental price for such damaged or lost linens or towels.
10. In the event HOST is unable to make RENTAL PROPERTY available for any reason other than described above or a reasonable substitute as determined by HOST, GUEST agrees that HOST'S sole liability as a result of this unavailability is to provide a full refund of all monies paid under this AGREEMENT and GUEST expressly acknowledges that in no event shall HOST be held liable for any special or consequential damages which result from this unavailability. GUEST also agrees to indemnify HOST from and against liability for injury to GUEST or any other person occupying RENTAL PROPERTY resulting from any cause whatsoever including, but not limited to, injury sustained as a result of use of the phone, spa, hot tub, sauna, whirlpool tub, pool, exercise equipment, elevator, etc. except only such a personal injury caused by the gross negligence or intentional acts of the HOST.
11. HOST may terminate this AGREEMENT upon the breach of any of the terms hereof by GUEST. GUEST shall not be entitled to the return of any rental monies paid under the terms of this AGREEMENT and shall vacate the Property immediately.
12. AGREEMENT shall be enforced under the laws of the state within which the RENTAL PROPERTY is located, including any applicable rental acts of that state, and represents the entire AGREEMENT. Any amendments must be in writing and signed by both parties. In the event of a dispute, legal action may only be instituted in the county within which the RENTAL PROPERTY is located. If any part of this AGREEMENT shall be deemed unenforceable by law, that part shall be omitted from this AGREEMENT without affecting the remaining AGREEMENT.
13. The RENTAL PROPERTY may offer access to recreational and water activities, including but not limited to canoes, bicycles, and swimming. GUEST fully understands and acknowledges that outdoor recreational and water activities have inherent risks, dangers and hazards. Participation in such activities and/or use of equipment may result in injury or illness including, but not limited to bodily injury, disease, strains, fractures, partial and/or total paralysis, death or other ailments that could cause serious disability. GUEST agrees to fully indemnify and hold harmless the HOST and any and all agents, employees, or contractors for any injury or damage caused by these activities, whether caused by the negligence of the HOSTS, the negligence of the participants, the negligence of others, accidents, breaches of contract, the forces of nature or other causes foreseeable or unforeseeable. GUEST hereby assume all risks and dangers and all responsibility for any losses and/or damages, whether caused in whole or in part by the negligence or other conduct of the HOSTS or by any other person. GUEST hereby voluntarily agree to release, waive, discharge, hold harmless, defend and indemnify HOST and any and all agents, employees, or contractors from any and all claims, actions or losses for bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of my use of RENTAL PROPERTY facilities, equipment, or activities. GUEST further assumes full responsibility for the actions of any and all persons whom he may allow to enter the property during the rental period and indemnifies HOST from any and all claims arising from such other persons.
14. This is a NON SMOKING property. No smoking is allowed inside of the accommodation whatsoever. Any GUEST or their guests not adhering to the No Smoking policy will result in the termination of GUEST occupancy with no refund of any kind.
15. The maximum number of overnight GUESTS for this property is limited to 6 persons. Maximum occupancy for this property shall not exceed 6 persons at any time. If GUEST exceeds the maximum occupancy, GUESTS and any and all of their guests are subject to immediate removal and will result in the termination of GUEST occupancy with no refund of any kind.
16. The GUEST must supervise their guest(s) while on the premises. Noise in the accommodation must be kept a reasonable level as not to cause a disturbance to the neighbors or general public. In no event may the Maximum Occupancy (as listed on this AGREEMENT) be exceeded without written consent.
17. Electricity, water, and/or gas utilities are included. In addition, wireless internet are included. GUEST will be charged additional fees for the following:
- Cable or streaming service charges for any programming ordered during the rental period.
- Excess linens left.
- Fines or summons imposed by Travis County or state of Texas as a result of your actions.
- Fines as imposed by the Homeowners Association as a result of your actions.
- Any damage to the RENTAL PROPERTY or its contents.
- Excessive electricity or gas usage. If electricity bill is over $250 or gas bill is over $150, GUEST will be charged the difference.
18. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in.
19. Cleaning service is provided during the GUEST'S stay upon additional payment (by GUEST) for either bi-weekly or monthly cleans. GUEST and HOST will coordinate the days of the cleans. On departure leave all used beds unmade. The last day's towels are to be left in the bathrooms. All dinnerware, pots, pans, glasses should be cleaned and the dishwasher empty. Please discard used food from the cabinets and refrigerator. GUEST will be charged an additional charge for excessive linens and/or unwashed dishes. Trash should be removed from the house and placed in the proper receptacle in the garage.
20. Under no circumstances shall any illegal drugs be allowed on the property. GUEST understands that possession and use of any such substance is grounds for immediate eviction and forfeiture of payment. GUEST further waives any and all rights to recourse against the HOST for enforcing this clause.
21. All occupants are required to perform "Normal" household duties that include, but are not limited to:
- Garbage removal
- Rolling out the garbage receptacle onto the street curb weekly on Sunday nights for a pickup on Monday. Once garbage collection is done, roll receptacle back into garage on the same day as pickup. Leaving the receptable on the street or visible from the street beyond the day after pickup will result in fines from the HOA which will be passed down to the GUEST. Make sure to roll the receptacle back into the garage where it is not visible from the street no later than the day after pickup.
- Rolling out the recycling receptacle onto the street curb bi-weekly on Sunday nights for a pickup on Monday. Once garbage collection is done, roll receptacle back into garage on the same day as pickup. Recycling pickups are every other week starting March 18, 2024. GUEST can look at neighbors and follow which receptacle(s) are rolled out for pickup. Leaving the receptable on the street or visible from the street beyond the day after pickup will result in fines from the HOA which will be passed down to the GUEST. Make sure to roll the receptacle back into the garage where it is not visible from the street no later than the day after pickup.
- Cleaning of individual and GUEST dishes.
- Notification to HOST of any damages or problems with the property.
- Locking of all doors when GUEST(S) leave the home for any period of time.
22. The RENTAL PROPERTY has bi-weekly lawn service excluding winter season. Lawn company will mow front, side and back yards. Lawn company has no set schedule for a specific day of the week. HOST will make the effort to contact the GUEST prior to lawn company arriving for service.
23. There shall be no subletting of the premises. The GUEST shall occupy and use the premises as a vacation rental only and not use the premises for any business, professional, unlawful or hazardous purpose.
24. The HOST must be notified immediately if you discover any item that needs attention.
25. At the end of the term, the GUEST shall leave the premises clean and in good condition, remove all GUEST property, and repair all unreasonable damages caused during their stay.
26. HOST of RENTAL PROPERTY shall not be liable for any damages and/or injury to GUEST and/or their guest(s), or their personal property due to GUEST’S acts, actions or neglect. GUEST agrees to hold HOST harmless against any claim for damage and/or injury due to GUEST’S act or neglect or their guests act or neglect.
27. GUEST and their guests agree not to violate quiet enjoyment and privacy of the surrounding neighbors. HOST is not responsible for the actions of any neighboring property.
28. HOST is not responsible for any weather conditions or acts of god or nature that happen during GUEST’S stay on premises and no refunds will be made.
29. HOST is not responsible for any actions of other property owners or the Cloverleaf Homeowners Association.
30. HOST is not responsible for bugs, insects or other creatures in the RENTAL PROPERTY. Although HOST has recurring pest control service to minimize and prevent pest activity, pests may still enter RENTAL PROPERTY. Keep the doors shut to prevent them from entering the house. Recurring pest control service is quarterly and will be exterior and may include interior service if needed. HOST will make coordinate with the GUEST to schedule time for service. Exterior service does not require GUEST to be present. Interior service does require GUEST to be present.
31. If any unforeseen conditions or problems with the RENTAL PROPERTY arise prior to or during GUEST’S stay, HOST reserves the right to either refund GUEST’S payment pro-rate or place GUEST in a comparable house with the same amenities, bedroom, etc. Such unforeseen conditions could be the following but are not limited to, hurricanes, storms, vandalism, flood, etc. HOST assumes no responsibility for such unforeseen conditions. Message HOST the word "mango" to show that GUEST is reading this rental agreement.
32. GUEST agrees to allow access to the RENTAL PROPERTY to HOST and his agents upon 24 hours’ notice by telephone or in person. Agents include but are not limited to, cleaners, handymen, plumbers, electricians, rental companies, pest inspection, etc. HOST reserves the right to inspect the premises and condo interior upon 24 hours’ notice to GUEST. GUEST agrees not to deny access. If GUEST refuses to allow access to HOST or any agent designated by HOST, the HOST reserves the right to terminate the GUESTS short-term lease and GUEST will immediately vacate the premises upon demand by HOST and will forfeit the short-term payment. HOST reserves the right to enter without notice in the case of emergency or report of illegal activity.
33. GUEST acknowledges and agrees that they are responsible for the safety of themselves, their GUESTS and their children with respect to the pool, the deck areas, and any other hazard either natural or manmade on the property. GUEST acknowledges and agrees to hold HOST harmless from any injuries to them or their GUESTS. It is understood that there is no lifeguard and that supervision is their responsibility.
34. Access to the property is provided by door code and garage door opener. GUEST agrees to return the garage door opener after departure. Garage door opener should be left on the kitchen counter. Failure to return the garage door opener after departure will result in a $500 replacement fee charged to the GUEST via Airbnb for replacement and service appointment for reprogramming.
35. Mail is not accepted at the property. No mailbox key will be provided to the GUEST during their stay. However, deliveries to the property address are allowed.
36. GUEST acknowledges to not modify or tamper with remote devices such as video doorbell camera, exterior cameras and thermostat. GUEST agrees to maintain current WiFi settings/configuration. HOST needs to be able to access remote devices in the case of emergencies or other instances. GUEST'S breach of this paragraph shall be considered material and shall result in the termination of GUEST occupancy with no refund of any kind.
37. GUEST agrees to not modify the layout of furniture and furnishings throughout the RENTAL PROPERTY. Any charges incurred by the HOST to remedy any modification or damages to furniture and furnishings will be passed onto the GUEST via Airbnb.
38. GUEST may be responsible and liable to HOST for damages or loss caused by GUEST or their guests. All rights and remedies in law and in equity are reserved by the HOST.
39. Any exceptions to the above mentioned policies must be approved in writing in advance by HOST.
40. We encourage all renters to purchase travelers insurance.
41. Upon departure, all items indicated on the Checkout Instructions message must be completed. The Checkout It will be sent out no later than 3 days before checkout.
42. Failure to comply with any of the foregoing clauses and overall rules established by HOST will subject you to immediate removal from the RENTAL PROPERTY and forfeiture of all rental payments and security deposits. If GUEST fails to vacate the premises at the end of the rental period prescribed in this AGREEMENT, GUEST shall be charged and liable to HOST for $1000 per day for every day past the date and time specified in this AGREEMENT.

Pet must be crated when being left alone in the house. Guest should always keep pet on leash when outside the house.
Dogs are not allowed on the guest beds or sofas. Evidence of any pet soiling/damage on bed or sofa may incur extra cleaning or replacement fees.
If you sneak in a pet, we will ask you to leave and charge you a $500 fee.
You will be responsible for any damages made by your pet. The pet must be flea and tick free and current on prevention treatment.

We do not offer refunds for weather or natural disasters as well as power outages. We recommend the purchase of Travel Insurance for all planned vacations. Travel Insurance will protect your investment in the event of a weather event or personal circumstance.
WILDLIFE:
As hard as we try to prevent pests with a comprehensive pest control process and monthly treatments, there may still be visits from 0, 2, 4, 6, 8 and 100+ legged creatures (i.e. ants, wasps, bugs, etc) in the property. Please help prevent it by closing entry and back doors when not in use.
