REQUIREMENTS:
Following Texas tenant laws, we require all adult guests to complete the following to confirm longer-stay bookings:
• All adult guests must provide IDs
• Application and background check
• Refundable Security deposit: $500 + $500/pet
• Additional pet cleaning fee: $75/pet
• Signed standard month-to-month rental agreement + pet addendum
• Guests are encouraged to get rental insurance (about $20/mo)

Additional rules information
Since stays longer than 30 days fall under Texas tenant laws, we require the following for all adults residing at the property:
• Application and background check
• Refundable Security deposit
• Additional pet cleaning fee
• Signed month-to-month lease
• Renter's insurance is required
This is for the protection of both parties.
After your booking has been confirmed you'll receive a link to the application for the background check. Once completed and cleared, a link to e-sign the rental agreement will be sent, to be signed by all adults residing on the property within 72 hours of being sent.
Additional Rules
1. We ask that you maintain a clean and safe home. Please leave it in the condition you found it.
2. Immediately report any problems, such as leaks, electrical issues, or HVAC issues. We will send out a handyman ASAP.
3. Pick up all pet waste left in the front or back yard and put it in the trash bin. Please keep pets off furniture and from damaging the home, furniture, and decor. Any damages will be taken from the security deposit.
4. Allow handymen or service providers access to the house as needed. We will coordinate a day & time that works for you.
5. There is no smoking or vaping of any kind on the property.
6. Events/parties are not allowed on the property.
