The modern kitchen is fully equipped with top-of-the-line appliances, including a refrigerator, stove, oven, microwave, and dishwasher, as well as all the necessary cookware and utensils to whip up a delicious meal.
Finally, the two-car garage provides secure parking for your vehicles, and there’s also plenty of street parking available for additional cars.

HOUSE RULES
Must be at least 25 years of age to book this home.
HOME VS HOTEL: Please always be mindful that this is someone ‘s home... it is yours while you stay, it’s the home of the guest who will come after you leave, and it is mine when I am in Austin. Your utmost respect will always be appreciated and honored by giving you a good review and a welcome back in the future.
SMOKING/VAPING: this is a completely non-smoking property. If smoking is found indoors, a professional restoration company will be brought in to eradicate the smoke and the guest may be billed a fine which could be up to $500 or more to cover the cost of the professional. If cigarette butts are thrown on the ground outside, an additional cleaning crew will be brought in, and the guest may be billed a fine which could be up to $60 or more. Please choose a home that allows smoking or vaping.
LATE CHECKOUT: Will result in double the cleaning fee. Professionals are paid to arrive on time at checkout and if they must be booked a second time, the fee will be charged to the guest.
Please check out no later than 11:00 AM.
ANIMALS: Because we stay in our home when we are in Austin, and due to severe allergies of a family member, no animal is allowed at any time on the premises. If animals are brought on to the property, this may result in bringing in a professional service to sanitize the home and that cost will be charged back. We honor service animals only, as defined by the ADA and report all false claims to authorities, as false claims are illegal in the State of Texas. Please let us know ahead of time.
NOISE: Quiet time is between 10:00 pm and 8:00 am, due to this is a family neighborhood. Please do not disturb neighbors and observe quiet time when outside the home in the yard or on decks.
CLEANING FEE: The cleaning fee is applied toward professional housekeeping, landscaping and grounds maintenance and a professional linen service that sanitizes towels and sheets for your benefit.
PLUMBING: We kindly remind our guests that only toilet paper should be disposed of in the toilet. In order to maintain the proper functioning of our plumbing system, we request that no other items be flushed. We appreciate your cooperation in keeping our plumbing in good working order. Please note that in the event of a plumbing issue caused by non-flushable items, the guest may incur a charge for the services of a professional plumber. Thank you for your understanding and assistance in helping us maintain a comfortable and pleasant environment for all.
BEDDING: Please DO NOT STRIP THE BEDS under any circumstance. Protective mattress covers and pillow covers must never be removed. Removing protective covers could result in damage and any fees related to cleaning, sanitizing or full replacement value could be billed to the guest if damage occurs. PERSONAL BEDDING IS NOT ALLOWED, due to our practices maintaining sanitary conditions in the home.
TAKE CARE: Securely close and lock all doors and windows when leaving; enter and exit the driveway and garage with caution as we will not be liable for any damage to your vehicle; Do not move furniture or lift anything heavy; No hair or clothing dye allowed; Always use ironing board with iron, not furniture or linens.
MAINTENANCE: Maintenance and other vendors could arrive during your stay to take care of the lawn, clean the patio, take out garbage, service the HVAC, etc. They are on regular weekly; monthly and quarterly schedules and we do not schedule around guests. No vendor is scheduled to arrive before 8:00 am or on weekends. NO additional locks may be installed on the property without prior written permission. Maintenance personnel must maintain access. Violation of this rule could lead to reimbursement charges for missed appointments.
ADDITIONAL GUESTS: Due to occupancy laws, only the number of guests requested at booking are allowed overnight in the home, a maximum of SIX.
PARTIES: Parties and large gatherings are not allowed without a city permit and are strictly prohibited in my home. If the NoiseAware system or PartyCrasher is alerted... or if neighbors complain, we will sadly request that you leave immediately and will not receive a refund. There are so many wonderful venues in Austin, please have your larger group meet at one of these wonderful places.
SECURITY & TECHNOLOGY: For the safety of the home, there is a security system installed with cameras on the EXTERIOR ONLY. Please be assured that there is nothing installed in the interior of the home that would invade your privacy.
For safety and convenience, we have also installed smart home technology: smoke detectors, carbon monoxide detectors, fast internet, NoiseAware, and Party Crasher. Our security company receives alerts if any of these systems stop working and will react in an expedient manner.
BOOKING FOR ANOTHER PERSON: The account holder making the reservation must be present at check-in. It is against Airbnb and VRBO policy to use an account to book for someone else (third party booking), if you will not be in the group. We would not want anyone to arrive and have no place to stay without a refund, so please don’t do this. In the event this happens, the booking may be canceled with no refund, since the home was taken off the market to accommodate you.
DAMAGED OR MISSING ITEMS: Any items damaged or missing after checkout may be charged at replacement value.
ISSUES WITH THE HOME: Please alert us to any potential issues with the home immediately. If damage occurs due to neglect or failure to notify, the guest may be held liable.
NO SHOW: We reserve the right to charge 100% of the booking for a complete “no show” without a formal cancellation or any communication.
COMMERCIAL ACTIVITY: May be considered and would require prior agreement.
LAW: No illegal activities on the premises
